Riviera Stays – Terms & Conditions

1. Cancellation Policy As a small, family-run business, late cancellations are extremely difficult to rebook. By confirming your reservation, you agree to pay the full booking amount. Cancellations made less than 3 months before arrival are non-refundable. We strongly recommend purchasing travel insurance to protect against unforeseen changes. 2. Security Deposit A security deposit is required to cover potential issues including, but not limited to: Damage to the property or contents Excessive cleaning requirements Incorrect waste disposal Late departure Lost keys or parking permit misuse Breach of house rules If costs exceed the deposit amount, Riviera Stays reserves the right to recover additional charges. Deposits (or remaining balances) will be returned via bank transfer within 10 days of receiving your bank details. Any deductions will be clearly explained within this period. 3. Your Stay Your booking grants exclusive use of the holiday property for self-catering accommodation only. 3.1 No parties or events permitted 3.2 Occupancy must not exceed the number agreed at booking 3.3 Additional guests must be approved in advance Check-in / Check-out Check-in: From 3:00 PM Check-out: By 10:00 AM Early or late check-in may be available for a £25 fee, subject to availability. The property includes: Furnishings, kitchen equipment, heating and lighting Reasonable gas and electricity usage Freshly cleaned rooms with beds prepared WiFi connectivity 4. Property Configuration Property layouts vary by location. Specific room configurations will be provided at booking. Where applicable: Bed arrangements (e.g. twin/double) must be requested at booking Additional beds may be available upon request 5. Access Details Entry instructions (e.g. key safe codes) will be provided on the day of arrival. Keys must be returned to the designated location upon departure. 6. Booking Conditions 6.1 Bookings are only confirmed once written confirmation is issued 6.2 Guests must be accompanied by at least one responsible adult (18 years or older) 6.3 Riviera Stays may refuse group bookings (e.g. single-sex groups) without prior agreement 6.4 Pets are not permitted unless explicitly agreed 6.5 A valid residential address is required at booking 6.6 All bookings are governed by English law, and disputes will be handled in the courts of England and Wales. 7. Use of the Property Guests agree to: - Maintain the property in good condition - Leave it clean and tidy upon departure - Report and pay for any damage or breakages Additional charges may apply for: - Smoking inside the property - Breach of house rules 8. Termination of Stay Riviera Stays reserves the right to terminate your stay without refund if: - Occupancy exceeds agreed numbers - Unauthorized guests are present - Illegal or disruptive behaviour occurs - Damage or excessive noise is caused 9. Safety & Fire Precautions For your safety: - Fire risk assessments are carried out annually - Smoke alarms are installed and regularly tested - Carbon monoxide detectors are in place - Fire blanket is available in the kitchen - Guests should familiarise themselves with exit routes upon arrival and report any safety concerns immediately. 10. Wi-Fi & Entertainment - Wi-Fi and TV services are provided as-is. - Parental controls may not be enabled. 11. Responsibility for Children & Special Requirements Guests are fully responsible for: - Children’s safety at all times - Bringing any required safety equipment Riviera Stays provides standard accommodation only. 12. Noise Policy Please respect neighbours and the local community: Quiet hours: 10:00 PM (weekdays) 11:00 PM (weekends) Outdoor noise should be kept to a minimum at all times. 13. Cleanliness & Departure Please leave the property as you found it: - Wash and store all kitchen items - Empty dishwasher - Dispose of waste correctly - Close windows and reduce heating 14. Problems & Complaints If any issues arise, contact us immediately during your stay. We will do our best to resolve problems promptly. Complaints raised after departure may not be considered. 15. Unavailability of Property In rare cases (e.g. fire, flood, or other unforeseen events), if the property becomes unavailable: We will attempt to provide alternative accommodation Or issue a full/partial refund Riviera Stays is not liable for additional costs or compensation. 16. Emergency Contact Emergency contact details will be provided prior to or on arrival. 17. Privacy Your personal data will be handled in accordance with UK data protection laws and used only for booking-related purposes.
